Avy's platform now reaches more than 60,000 homes in Finland. The growth follows a shift in how Finnish property companies build technology: instead of replacing whole systems, they add specialised, agentic AI layers on top of the ones they already have. Finland has already drawn its conclusion
The Finnish property industry is in a period of change. Legacy systems are being questioned, while residents expect the same digital service they get from their bank or insurer. Property companies are also increasingly willing to combine several specialised solutions rather than commit to one system that has to do everything.
On that last point, Finland has moved further than most markets. Jussi Sipola noticed it within weeks of joining Avy.
"The Finnish market has understood it. Here the discussion is rarely about whether to replace the whole system – it's about which layer to add next and what it should do. That makes the conversation about AI a much shorter one in Finland than in many other markets," says Jussi Sipola, Sales Manager, Finland at Avy.

Rather than replacing the property management system, the alternative is to add specialised solutions to the technology landscape already in place. Tenant support, communication and insights can then be handled faster and with higher quality, while the workload on the property management organisation goes down.
In practice, a property company no longer has to buy one system that does everything – and a legacy system no longer has to be everything. That does not make the choice trivial. A layer inherits the quality of what it sits on.
"The layer is only as good as what sits underneath it. If the data in the underlying system is thin or hard to reach, no AI on top will fix that – it will just surface the problem faster. The Finnish companies that get the most out of this are the ones that decided early what the layer should own and what it should leave alone," says Sipola.

Jussi Sipola leads the work in Finland
Jussi Sipola brings extensive experience in sales, account management and business development, in Finland and internationally. In his previous role he was responsible for a large group of public-sector customers in Finland. That experience is particularly relevant as Avy sees opportunities among both private property companies and public housing companies.
